A New Addition to the Coney Island Skyline: 1515 Surf Avenue by LCOR

The near completion of LCOR’s 1515 Surf Avenue is being hailed as the most exciting development Coney Island has witnessed since the Parachute Jump, a city landmark, was constructed.

This dual-towered structure, which is nestled just a stone’s throw away from the ocean, injects exactly what the community has been longing for: an increase in market-rate accommodation.

The double towered structure of 1515 Surf Avenue will house 324 apartments, with the majority being market-rate properties.

Boosting the Local Economy Through Residential Development

The property development encompasses two towers of 16 and 26 stories, projected to host 324 apartments in total. The majority of these residences will be categorized as market-rate homes.

The other chunk of these apartments are designed to be “affordable”, a segment that the Coney Island has ample supply of already. Affordable housing is certainly not a bad thing; however, injecting more middle-income inhabitants into the area could pave the way for a wider range of higher quality shops and dining options than what currently exists.

Pushing for a More Vibrant Local Retail Scene

Besides residential accommodation, the building also promises 10,600 square feet of retail space. Given LCOR’s track record as a seasoned top-notch developer, the opportunity to entice a variety of retail businesses to set up shop here and cater to the needs of local residents of all income brackets is highly likely.
